Before we begin, it’s important to know that this Toolkit has been composed with two basic assumptions:

  1. That social networking is playing an increasingly important role in the day-to-day lives of our current and future residents, including influencing how they communicate, interact, learn, entertain themselves, shop and make decisions.
  2. That you agree with that premise and are looking for ways to most effectively put this phenomenon to work for your community and begin generating better brand recognition, relationships, retention, renewals, traffic and income as a result.

If you’re not already a convert, there’s a wealth of information readily available online regarding the proliferation and importance of social media. That’s why, beyond defining a few terms to get us all within the same frame of reference, we’re not going to begin by expounding upon the obvious: that social media represents a marketing opportunity that none of us can afford to ignore.

This Toolkit will, instead, focus on arming you with ready-to-apply ideas, content and tools that you can begin implementing immediately within your social networking environments to improve your online presence, build your network, get and keep the “conversation” flowing and achieve your desired results.

One of our primary goals in creating the Toolkit is to provide forward-thinking companies with a resource for consistently implementing great social marketing ideas company-wide; but because social networking is fundamentally a “grassroots” entity, the ideas, tools and content provided here are intended to be implemented at the on-site level for best possible results.

Now that you know a little more about our intent, let’s begin with a look at what social media is with a quick overview of some of the various platforms and applications of which it’s composed.


What is Social Media?

Social Media is online content that’s created by people using readily available online publishing technologies. It’s a fusion of sociology and technology, transforming monologues (one to many) into dialogues (many to many) and is the democratization of information, transforming people from content readers into publishers. In its most basic sense, it represents a strong shift in how people discover, read and share news, information and content. One of the reasons that social media has become extremely popular is that it allows people to connect in the online world to form relationships for personal, political and business use.

Social media can take many different forms, including Internet forums, weblogs, social blogs, wikis, podcasts, pictures and video. Technologies include: blogs, photo sharing, vlogs (video blogs), wall-postings, email, instant messaging, music sharing, crowdsourcing (community outsourcing) and voice over the internet (IP or Internet Protocol), to name a few.

Many of these social media services can be integrated with the use of social network aggregation platforms. Social network aggregation platforms allow social-network members to share social-network activities like TwitterYouTubeStumbleuponDigg and Delicious with other major platforms. All content appears in real time to other members who subscribe to a particular community, which eliminates the need to jump from one social media network to another, trying to keep an eye on one’s interests

Although we will introduce you to a great many social media platforms—and the ideas that we’re going to share here can be implemented across many of them as part of a cohesive social marketing effort—you’ll find us most frequently referring to Facebook and Twitter because of their prevalence in use.

Facebook, with more than 241 million active users at press date (current statistics: https://newsroom.fb.com/ is a tremendously function-rich environment allowing you to deliver and share all kinds of content—text, still images, video, links, instant messages and more—to engage your residents and future residents; and the ideas we’ll share are easily adaptable to other social networking platforms including MySpace.

Twitter zeroes in primarily on one function: microblogging or delivering and sharing information (including links to additional info) in the “bite-sized” form of 140-characters or less.

Now that you have a better picture of the many applications and platforms that the social media universe contains and the roles that they play, let’s give a little more thought to what social media represents to us as a whole when it comes to bringing our company and communities to the attention of today’s information-savvy consumer. We’ll call that function, Social Marketing.


What A Social Marketing Strategy Can Do.

The proliferation of social media has caused a significant change in the market power of our residents and future residents, removing it from the hands of product and service providers and giving it to consumers. The vast and growing knowledge base collected, shared and maintained by social media applications has gifted consumers with the power to make vastly more informed decisions, forcing providers to serve up the information that’s most valuable to the consumer in making a particular decision or lose the customer to a competitor that does. And while social media presents serious challenges to those of us in the multifamily industry, it also provides remarkable new opportunities to those of us who embrace the shift from our traditional marketing paradigm, and put it to effective use.

Traditional marketing is largely a one-way transaction: we carefully craft our message in a way to which the target customer is most likely to respond, then we put it out there and hope for the best possible result. While this is an admittedly simplistic view, traditional marketing can very effectively build awareness, but it’s extremely limited in its ability to build true relationships.

Marketing with social media, however, is about building a relationship and conversation with your audience. No longer a one-way, one-dimensional transaction, marketing becomes a two-way process, engaging your community and or company with your customer. Marketing with social media is not just about sending a message, but becomes an opportunity to share and receive information and ideas, shape and inform perceptions and engage in an ongoing and dynamic conversation with the people who have chosen your community or should choose your community as their home.

While print advertising is surely not going anywhere anytime soon, it doesn’t offer the communicative advantages that social media does. This is why we consider it a foregone conclusion that a robust and effective marketing plan must include social media in order for your company and community to effectively compete and succeed; and one of the best opportunities that social media represents is that it’s still new enough for those of us who embrace it wholeheartedly to not just compete with others who recognize its importance, but exceed their efforts in the perceptions of our customers.

So, in summary, incorporating social media effectively in your marketing efforts will offer you increased opportunities to communicate persuasively with your residents and future residents, and outshine the competition in entirely new ways.
